Featured Spotlight: A Cozy, Layered Condo in Downtown Miami
Creating a home that feels warm, personal, and lived in does not happen by accident. This Downtown Miami project was a thoughtful transformation of an architecturally complex condo into a space that feels calm, comfortable, and deeply reflective of the homeowner entering a new chapter of life.
Located in Edgewater, Florida, this home came with stunning city views, challenging window architecture, and a layout that no longer supported how the homeowner wanted to live. The goal was not to overhaul everything, but to refine, layer, and customize the space so it felt cozy, functional, and uniquely hers.
The Client Vision and Design Challenges
This was the client’s forever home, and she wanted it curated with intention. The vision centered on warmth, comfort, and longevity, while preserving what already worked. Some of the key challenges included:
Architecturally complex windows, including a V-shaped window and a transom window above a sliding glass door
A desire for new window treatments that would not block the stunning bay view
A bedroom that needed to be completely dark for sleep, with zero light seepage
Older modern furniture that was not scaled or selected for the space
A request to flip the dining and living room layout
A home office in an open area to maximize bay views
New lighting throughout the home
Existing wall colors the client wanted to keep
Custom Window Treatments for Architecturally Complex Condos
One of the most impactful elements of this project was the custom window treatments. With slanted windows and unconventional proportions, off-the-shelf options simply would not work. By designing custom window treatments, we were able to:
Preserve uninterrupted bay views
Address challenging window shapes with tailored solutions
Select fabrics that add softness and texture without feeling heavy
Create true blackout conditions in the primary bedroom
This level of customization ensured the treatments functioned beautifully while enhancing the overall aesthetic of the home.
Reworking the Condo Layout to Support Everyday Living
The client wanted to flip the dining and living areas to better suit her lifestyle. This change allowed the living space to feel more relaxed and conversational, while giving the dining area a clearer sense of purpose. Because the new dining location did not have a junction box centered above the table, lighting required a creative solution. We designed a swag-style chandelier installation that felt intentional and elegant, turning a technical challenge into a design feature.
This is where working with an interior designer adds value. Layout changes often affect lighting, flow, and balance, and having professional oversight ensures everything still feels cohesive.
Layering Texture, Lighting, and Details for a Cozy Interior Design
Beyond layout and window treatments, the homeowner desired warmth. The existing furniture leaned modern and minimal, but the client wanted a softer, more inviting feel. We layered in warmth through:
Textured fabrics and finishes
Updated lighting that added personality and ambiance
Accessories that made the space feel collected rather than styled all at once
A more neutral, contemporary palette that complements the existing wall colors
Working with the furniture the client already owned, we adjusted scale, placement, and surrounding elements so the space felt intentional rather than pieced together.
An Edgewater Home Designed to Feel Warm and Lived In
This project was not about trends or quick fixes. It was about creating a home that feels supportive, comfortable, and reflective of where the homeowner is now and where she is headed. By focusing on custom solutions, thoughtful layout changes, and layered design, the result is a home in Downtown Miami that feels cozy, personal, and designed to be enjoyed for years to come!
